About us:

We have been in real estate business for over 25 years. We take pride in our properties. We make friends and find individual options for each unique situation. We will not bore you with long write up.

How to change batteries in locks and smoke detectors:

Do you allow pets?

If you want a pet you must have Owner/Manager/Lessor’s written consent, pay additional non-refundable deposit of $800.00, be in good standing for prior 3 months, and there is an additional monthly charge of at least $150. There is a pet interview. Size and weight restrictions. All mandatory vaccination must be presented. All tenants must agree and have no allergies, thus causing health situation. There will be monthly inspection and even it may not be your pets pop on the lawn, we will assume it is yours and you are responsible to pick it up. Mini pony is not a house pet.

Utilities:

Unless you rent entire house and put all utilities on your name there is $85 per room charge that covers all utilities, free laundry, basic WiFi, monthly cleaning of common area.

Snow Removal:

Tenants are responsible for snow removal and salting if desired and required.

Lawn Maintenance:

We will take care of the lawn. Please keep it clutter free.

Parking:

Free outside parking on the back or dedicated area. Garage parking if available is $50/month with an annual contract. Do not park on the street, grass or block walkway. You will get a ticket.

Garbage refuse pickup:

Make sure totes are out by the curb Wednesday night, and back in place Thursday evening. Recycling is every other week.

Manager’s office:

117 Rossiter Rd house has dedicated office for manager. We will be working on some projects and will occupy that office once in a while. When you rent an entire house, a consideration could be given for renting that space in addition to the lease.

Rent is negotiable:

Present your case for consideration. We are very reasonable.

Lease amendment and sub-leasing:

Possible. We don't like it. (c; $100 fee. We will have to run same application process. Thus, have all your paperwork ready to submit. Security deposit is not transferable to next tenant. There will be move out inspection and current tenant will be charged for damages and excessive wear and tear.

Shorter than a year lease:

Possible. We don't like it. (c; additional but refundable fee of $100 per person per month. Refundable completely (minus damages and lease amendment fee) when you find a suitable replacement who will take over the rest of the school year lease.
